NOTICE OF FORECLOSURE SALE
Default having been made in the conditions of that certain Mortgage dated June 29, 2018, given by Quo Vadimus, LLC, a Wyoming limited liability company, Cody Legerski, Member/Manager to secure the payment of one certain Promissory Note of even date therewith, and extensions thereof, which mortgage embraced the following property, to-wit:
A TRACT OF LAND in the NW1/4 of Section 15, Township 24 North, Range 61West of the 6th P.M., in Goshen County, Wyoming described as follows:
Beginning at the Southeast corner of Lot 16, Block 1, Curtis Second Addition to the Town of Torrington, Goshen County, Wyoming; running thence West parallel to and with the North line of said Section 15, a distance of approximately 140 feet to the Alley; thence south parallel with the East line of said Highway 85 a distance of 50 feet; running thence East parallel to and with the North line of said Section 15 a distance of approximately 140 feet to the West line of the State Highway 85; running thence North on the West line of said highway a distance of 50 feet to the point of beginning.

which mortgage was on June 29, 2018, duly recorded in Book 927, Page 209, in the Office of the County Clerk and Ex-Officio Register of Deeds of Goshen County, Wyoming. The current record owner of the property is Quo Vadimus, LLC, Cody Legerski, Member/Manager. That the note thereof is in default; and
WHEREAS, the default in said Mortgage has occurred by reason of the failure of the Mortgagor or assignee to pay the principal and the interest due thereon when the same became due and payable and said Mortgage contained a power of sale to the effect that a default occurring in the conditions thereof will authorize the Mortgagees or their assigns at their option to declare the debt secured thereby to be due and payable and proceed according to law to advertise and sell said property to satisfy the same, and
WHEREAS, no Suit or proceeding has been instituted at law to recover the debt remaining secured by said Mortgagee, or any part thereof, or if instituted such action has been discontinued; and Platte Valley Bank, 2201 Main Street, is the owner of said Note and Mortgage; and
NOW THEREFORE, Notice is hereby given Platte Valley Bank, as the Mortgagee, will have the Mortgage foreclosed as by law by causing the above described real property to be offered for sale and sold by the Sheriff of Goshen County, Wyoming, or his deputy, to the highest bidder for cash at public venue at the front entrance of the Goshen County Courthouse, Torrington, Wyoming located at 2125 East St., Torrington, WY, Goshen County, at the hour of 10:00 a.m. on November 6, 2020. There is due and owing as of the first date of publication the sum of $125,057.80 as of October 14, 2020. Publication will be October 14, 2020; October 21, 2020; October 28, 2020; and November 4, 2020. Such sum will continue to accrue interest, late charges, and may other penalties as provided by the mortgagee, all to the date of sale, and additionally there shall be added to the indebtedness all costs and attorney's fees associated with the foreclosure.
The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
