NOTICE OF MORTGAGE FORECLOSURE SALE

Notice is hereby given:

That default has occurred in the conditions of a mortgage executed by Michelle A. Haines, in favor of the United States of America acting through the Rural Housing Service or successor agency, United States Department of Agriculture, dated August 5, 2011, filed for record on August 8, 2011, in Book 820 at Page 180A-E, Document No. 914706, records of Goshen County, Wyoming;

That pursuant to the provisions of said mortgage and the promissory note secured thereby, Rural Development, acting on behalf of the Rural Housing Service, United States Department of Agriculture has declared and does hereby declare the entire debt secured by said mortgage due and payable;

That no action or proceeding has been instituted at law or otherwise to recover the debt secured by said mortgage or any part thereof and that the premises secured by said mortgage and hereinafter described were and are used and occupied as one parcel;

That there is due and claimed to be due on the date of this notice upon the note secured by said mortgage, including interest and all subsidies granted to the date hereof, the sum of $135,271.67; and

That pursuant to the power of sale contained in said mortgage and pursuant to the provisions of Wyoming Statutes 34-4-101, et seq., the said mortgage will be foreclosed and the lands described therein and as follows, to wit:

All Lot 15, Block 2, KenMoor Heights,
Town of Torrington, now the City of Torrington,
Goshen County, Wyoming.

Commonly known and numbered as:
113 Loma Vista Road, Torrington, WY  82240

will be sold by the Sheriff of Goshen County, Wyoming, at public auction, to the highest bidder on the 28th day of July, 2017, at 10:00 a.m. at the front door of the Goshen County Courthouse, in Torrington, Wyoming, to pay the debt then secured by said mortgage, taxes on said premises and the costs and disbursements allowed by law, subject to redemption as provided by law.

The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
